Coast to Coast Settlements is operated by Kylie Lathby-Cook, who is a fully licensed and qualified Settlement Agent.

Meet Kylie

After many years settling properties all over WA, and as a seasoned Settlement Agent based in South Fremantle for more than 15 years, Kylie is thrilled to be the Licensee and a Director of Coast to Coast Settlements, right in the heart of Walyalup (the Whadjuk name for Fremantle).

Starting as a fresh-faced, 14-year-old Outside Clerk, running up and down St George’s Terrace attending Banks to complete paper settlements, Kylie became a Settlement Typist (back when typewriters still existed!) She moved up to be a trainee Conveyancer and, at 18, started her career as a Conveyancer, handling her portfolio of settlement files from start to finish. This long-term commitment to the Settlement industry means that Kylie is one of the longest serving Settlement Agents in WA with 39 years of experience. Kylie splits her time between sunny Geraldton and Fremantle, embracing the best of both coastal lifestyles while sharing her wealth of experience across both communities.

When Kylie isn’t working, you’ll find her at her happy place swimming at South Beach, at home in her indoor jungle watering her over-the-top amount of plants, or out and about with friends and family enjoying the local live music and arts scene and frequenting her favourite cafes and venues along South Terrace.

Toni Greshon

Toni Greshon is the Executive Assistant to Kylie Lathby-Cook.  Toni moved to Hamilton Hill in the last couple of years and is currently enjoying discovering the Fremantle area and is very excited to be bringing her 10 years of experience working in the administrative field in conveyancing to provide support to Coast to Coast Settlements.

Toni’s friendly and approachable nature with her positive attitude helps to maintain productivity in the office and assistance to our clients.

Outside of work, Toni enjoys spending time with her family and discovering the charms and history of Fremantle as well as walks on the C.Y. O’Connor beach with the family dog.

Monique Paindelli

With 11 years of extensive experience in the Conveyancing industry, Monique Paindelli serves as a Senior Conveyancer at Coast to Coast Settlements, where she excels in managing a wide range of property transactions. Holding a Certificate IV in Financial Services (Conveyancing), Monique brings expertise in residential, commercial, rural, deceased estates, related party transfers, and subdivisions.

Monique’s career is characterised by exceptional organisational and negotiation skills, complemented by a high-level problem-solving approach. Known for her ability to think on her feet and tackle complex issues effectively, Monique ensures that every transaction proceeds smoothly and efficiently. Monique’s positive, can-do attitude and commitment to excellence consistently delivers superior results and client satisfaction.

When she isn’t assisting clients, she’s in the kitchen cooking up a storm and spending quality time with her family.

Manny Kha

Manny Kha is our talented Administration Manager and a highly experienced and versatile tax and property professional, with over 15 years of service across both state and federal government sectors. Her expertise covers a broad spectrum, including complex tax audits involving publicly listed companies, trust structures, commercial property transactions, and international dealings.

Manny holds a Master's degree in both Property and Taxation, in addition to a Bachelor of Commerce in Accounting and Finance. She also brings valuable experience as an Assistant Property and Facilities Manager, overseeing the Department of Finance's property portfolio. In addition, Manny is a registered Real Estate and Business Sales Representative (RR83646).

Outside of work, Manny loves pottering around in her garden, finding joy and relaxation in nurturing plants and creating beautiful green spaces.
